Should I call Rosconn?

Absolutely! But then we would say that, wouldn’t we? If you’ve received a letter from Rosconn, we’d love you to get in touch to arrange a friendly chat. There’s nothing to lose, and the value of your land could be greater than you realise. We promise we won’t give you the hard sell – it’s not our style.

How do I know I’m going to like what you build in my garden?

We care just as much as you do about the quality of the homes we build. We wouldn’t want to put our names to anything inferior, would we? We pour all our energy into creating inspiring homes that sit comfortably in their surroundings, so that you’re as happy with the finished development as the people who’ll be making it their home.

How much is my land worth?

Well, how long is a piece of string? It really does depend on loads of factors, so we wouldn’t want to give you a figure without a site visit. These are no obligation and just allow us to assess aspects such as size, access, location and so on.

I’ve had approaches in the past and nothing ultimately happened. Why will it be different this time?

Because we’re not like other property developers. Many of our sites have had dozens of developers approach them over the years and got nowhere. We make a point of succeeding against the odds.

If I sell my land to you, will I have to pay Capital Gains Tax?

It all depends on the type of property being sold. If you’re selling all or part of your main residence, the answer is likely to be no, but we’d always advise seeking independent tax advice.

Will selling part of my garden devalue my house?

It depends. If the part of your garden that you hang on to is still of a reasonable size and in keeping with the wider character of the area, in our opinion it would not.

What will it cost me?

The great thing about working with us is that we’ll pay all the costs involved in obtaining a planning permission, including the architect’s fees, application fees and the costs associated with the various surveys and reports required for a planning application.
